While Real Housewives of Beverly Hills star Kyle Richards has had her share of issues with her sister (and former RHOBH star) Kim Richards through the years, things escalated last year to a new level.
According to a new report, Kyle filed legal proceedings against Kim in 2025 to have her evicted from her home.
TMZ obtained court documents detailing that Kyle sued Kim to get her to vacate a condo in the Los Angeles area that Kyle owns.
The lawsuit was filed against Kim in January 2025 and sought to compel her to leave the 2-bedroom, 3-bath, 1,633-square-foot property Kyle owns, which is officially located in Encino.
In the filing, Kyle alleged that Kim had been living there for years and was asked to leave in the latter part of 2024. In the lawsuit, Kyle sought possession of her condo and damages of $140 per day for each day Kim stayed past the time Kyle asked her to leave.
Rather than respond to the lawsuit, Kim ignored it, which led to a judge making a default judgment against her in March 2025. In that judgment, Kim was required to give up possession of Kyle’s condo.
There were additional court documents from June 2025 that noted the Los Angeles County Sheriff’s Office attempted to serve Kim with the default judgment; however, she’d already left the property, so Kyle regained possession.
The filing against Kim came mere months after TMZ reported she was placed on a psychiatric hold in September 2024 and had drama regarding a property Kyle owned afterward.
At the time, law enforcement insiders dished that they had gone to a home Kyle owned in the Los Angeles area after a neighbor called police in an attempt to get Kim removed from the home. The neighbors were allegedly worried about Kim’s behavior in the past.
The report detailed Kyle had let Kim live at the house but Kim had supposedly moved out and then bizarrely showed up again. Kyle told law enforcement she did not want Kim in the house, as the family had cut off contact with Kim in an attempt to hopefully wake her up to the fact that she had issues and needed to get sober. Cops informed Kyle that she would have to file an eviction action, as this was a civil matter, and Kim remained in the house.
TMZ also revealed that Kim had been at a Hilton hotel in the Los Angeles area earlier that same month and was allegedly incoherent. Kyle was present at the property as well and cops ended up being called and asking Kim to leave. After Kim refused to leave, they ended up taking her in an ambulance to a hospital and putting her on the aforementioned psychiatric hold.
As fans of RHOBH know, Kim has struggled with substance abuse issues on and off for years, which was something documented on the show.
While neither Kim nor Kyle has addressed the latest report, Kyle last spoke about her sister on the season 14 RHOBH reunion. At the time, she and her other sister, Kathy Hilton, said that Kim was living in Florida and doing better.
